How is your service charge calculated?

Your annual service charge covers the cost of maintaining communal areas, grounds maintenance, building insurance, and shared utilities. It is calculated based on the total cost of running community services, divided proportionally by property size. A budget is set at the start of each financial year (April). You will receive a detailed breakdown with your annual statement. If costs come in under budget, a credit is applied to the following year. Any significant changes to the budget are discussed at the annual residents' meeting.

What is the service charge?

The Service Charge is a financial contribution made by homeowner towards the upkeep and management of shared areas and community assets within a residential development. These charges are typically levied on freehold properties located located on privately managed estates where local authorities have no adopted one, some or all of the roads, public open spaces or infrastructure. Unlike council tax which funds public services across a wider area.

Why do we pay the service charge?

The estate charge is used exclusively to maintain the specific development in which the homeowner resides, this includes; Open spaces such as landscaped areas, green corridors and communal gardens - Amenities including play areas, bin stores and other shared facilities - Risk assessments and insurance policies to protect the Community Trust and it's members. - Management services such as inspections, health and safety assessments, and administrative oversight.

What is the service charge spent on?

It is to maintain the upkeep of the open spaces on Hanwood Park. This does not include adoptable infrastructure

Why do I need to pay it, if they are not managing the area outside my house?

Because you are obligated by your TP1 which stipulated your responsibilities to pay the Service Charge upon completion of your property.

What is a TP1?

A TP1 is the legal document used when a developer transfers the freehold of an individual property to a purchaser. It is issued by the Land Registry and forms part of the title documentation for every freehold house on the estate.

How do I pay the service charge?

You can either pay by bank transfer or through the portal. If you wish to pay monthly in advance this can only be facilitated through a Standing Order with your bank and will not be accurate as the budget is issued in December of the prior year.

Can I pay monthly?

You can pay monthly by standing order the year in advance to ensure funds are received. However this will not be accurate due to the fluctuation in charges year on year.

What happens if you dont pay the service charge?

You will be subjected to Stage 1 and Stage 2 Chase letters which will charge admin fees on top of your Service Charge. Following this if you still do not pay you will be referred to Solicitors where you may be subjected to County Court Judgements requiring payment.
